811 West Evergreen is a 45,000 square foot Brick-and-Timber Creative Office building in the Lincoln Park neighborhood of Chicago. R2 acquired the building in 2013 in significant need of mechanical, physical and cosmetic capital improvements.

R2 successfully repositioned the building, leasing up a 50% vacancy in the building and reconfiguring the ground floor and lobby to accommodate retail space. Additionally, R2 renovated all common areas, including hallways and bathrooms, and created an outdoor roof deck for tenants.
